Even if you have not narrowed down homes to visit yet, it's advantageous to contact your mortgage professional early. What for? When you do not yet know how much house you need to qualify for, how can we help?

Qualify

When we qualify you, we help you find out how much of a monthly payment you can afford, and the loan amount you will qualify for. We accomplish this by considering your debts and income, your work and residence circumstances, your available funds for a down payment, required reserves, and some other things. We ask for a minimum amount of paperwork, with a quick process.

Once you are considered eligible, we document our confidence in your potential to qualify for a loan by presenting you with a Qualification Letter (sometimes called a "pre-qual").

Power in the Qualification

Holding your qualification letter, some advantages are yours once you find the home you want to put together an offer for. The first is that you'll be sure the amount you will be able to afford when determining your offer. Even more important to the present owner, your qualification letter gives them confidence - as if you'd entered their home with a suitcase of cash to back up the offer! They will not have to wonder if they're wasting their time if you won't be able to be able to qualify for a big enough mortgage. The seller won't be concerned that he can't trust you to qualify for your loan.Your qualifying for the necessary mortgage loan amount won't cause them concern. You will have the influence of a buyer ready to make the purchase right now!
